ARE REITS A GOOD INVESTMENT IN 2021? PHILIPPINE REAL ESTATE INVESTMENT TRUST VIA BDO SECURITIES

REITs (Real Estate Investment Trusts) hit the scene in 2020 with Ayala Land’s AREIT and in 2021, a total of 4 REITs will have done an IPO in the Philippine Stock Market! What’s the big deal and are they a good investment? In this video I’m sharing how you can get invested in REITs via BDO Securities, especially with upcoming IPOs of Robinsons Land Commercial REIT (RCR) and Megaworld REIT (MREIT).

More than a decade ago, Republic Act No. 9856 or the Real Estate Investment Trust Act of 2009 was enacted into law. This enabled real estate companies to offer investors in the Philippine Stock Market, a unique investment vehicle that would trade similarly to other publicly traded stocks, except that the REIT company is required by law to declare 90% of profits as dividends to its shareholders. REITs offer investors ownership of properties with sales generated by the properties’ leasing activities. Thus, REITs are designed to yield higher returns via dividends through the long term investment perspective, with the perk of owning highly valued real estate by small retail investors.

Despite being enacted into law in the last decade, it was not until 2020 when the first REIT was finally made available to the public by Ayala Land as they launched AREIT. In just a year, AREIT has encouragably performed with a 37% increase since its IPO. In 2021, Ayala Land’s peers are entering the REIT scene with four IPOs scheduled within the year. The first REIT who had an IPO in 2021 was Double Dragon Meridian Park (DDMP) owned by the powerhouse partnership between Jollibee’s Tony Tancaktiong and Mang Inasal’s Edgar \”Injap\” Sia II. This was followed by the Filinvest Land REIT (FILREIT) in July with Robinsons Land Commerical REIT (RCR) and Megaworld REIT (MREIT) scheduled for IPOs in September 2021.

Great investment prospects are abound with all these REITs making their debuts in the Philippine Stock Market! However, investing in them may not be as straightforward as you may think as additional steps need to be taken to comply on the regulatory side so that you can start investing in REITs. Specific to my investing platform, BDO Securities (formerly known as BDO Nomura) only enabled REIT investing in June 2021, almost an entire year after the IPO debut of AREIT. To invest in REITS, users of BDO Securities need to request to make a Name on Central Depository Account. Here are the steps on doing that:
1. Go the the BDO Securities website via http://www.bdo.com.ph/securities
2. Download the NoCD form via https://www.bdo.com.ph/sites/default/files/pdf/BDOSecuritiesREITForm.pdf
3. Signoff on the form and make sure to include your BDO Securities Account Code also known as your Investor ID. You can retrieve your Investor ID by logging into your BDO Securities Account and click on the \”Trade\” section. Once inside the trading portal, highlight \”My Account\” and select \”Buying Power Summary\”. On the top left section, your Investor ID will appear.
4. Email your form to [email protected]
5. Await confirmation from BDO Securities that you NoCD Account has been made and that you can now trade REITS.
The processing time on the website indicates one day after submitting the said form. However, from my experience took 4business days to confirm receipt of my email and a total of 10business days before my NoCD Account was made and confirmed to trade REITs.

Unfortunately, the delays had me miss out on the Filinvest Land REIT IPO! But I was glad that the Robinsons Land Commercial REIT IPO was just around the corner. To invest in an IPO, the steps are different versus buying a stock already in the market since you can’t purcahse these within the trading section. Here are the steps via BDO Securities:
1. Login to your BDO Securities account
2. Select the \”Buy IPO\” section
3. Listed here would be the companies for IPO during the listing period
4. Input buy quantity and confirm
5. Get confirmation via email for your subscription
These tips will come in hand for the upcoming MREIT IPO! Megaworld is currently the largest landlord of offices in the country in its strategic township development.

4 High-Yield Dividend REITs For Income Now | FAST Graphs
In this video I will go over 4 dividend REITs.
Real Estate Investment Trusts are excellent vehicles for generating high income over time. However, just like most other income generating equity investments, it’s hard to find good value in this sector in this low interest rate environment. Fortunately, I identified 4 high quality dividend REITs each yielding over 4% and one offering more than 8% income for you to research and consider. Three of these REITs are investment grade and one is one notch below.
Additionally, there are factors regarding investing in dividend REITs that need to be considered. With this video I will cover some of the more important considerations and unique factors regarding REIT investing. As you watch the video, keep in mind that the most salient feature of investing in REITs is a generous and growing income stream. Consequently, they are excellent instruments to augment a retirement portfolio or any portfolio where the investor is either living off the income or using it to supplement their current lifestyle.
